Project Overview
Mortenson in partnership with Orion and the design team is proposing to revise and enhance the new development plans on the U.S. Bank block on 70th and France. As with the previous concept it will add value to the entire site and the Southdale District as well as enhance US Bank’s and other future tenant’s presence and visibility. And, importantly, help build upon the thriving Southdale District. The team continues to envision this site as an opportunity to create an iconic development that enhances the 70th and France corner.
To achieve this success, Mortenson and Orion Investments have partnered and worked with ESG Architecture & Design, Confluence, Westwood, and Clow Berg to advance the development, entitlement and design of our redevelopment concept. The vision for the site is aligned with The Southdale Area District Plan and the Southdale Design Experience Guidelines. The concept will perpetuate the momentum of the growing and changing Southdale District, while being a catalyst for the sustainable growth of Edina as a whole.
We are excited to present this newly enhanced development concept that will add to the vibrancy and prosperity of Edina.
Project Program
Consistent with the City of Edina’s vision to create a street grid system within the super block, the project will have four development pads that will unfold in four phases, while keeping US Bank operational and with minimal disruption throughout the process. Phase 1 is the construction of the new bank building with associated drive-thru facility and surface parking stalls prior to the demolition of the existing facility. The new freestanding building designed specifically for US Bank will be located along France Avenue at the southwestern portion of the site to ensure a high level of visibility along this busy street.
Once demolition of the existing bank branch is complete additional project phases include office and retail (Site B), a new 24 story residential tower at the northeast corner of the site (Site A), and parking structure serving the district at the southeast portion of the site (Site C).
