North Wynkoop Development

Can a phased redevelopment include the construction of an entertainment facility?

Mortenson has partnered with Denver-developers Westfield Company to redevelop a 14-acre mixed-use parcel located at the north end of the RiNo neighborhood. The first phase included Mission Ballroom, a 4,000-person music/entertainment venue, a 1,700-car garage, and a 90,000-square-foot office/retail building. The second phase will include a hotel, residential, additional office, and retail.

Infrastructure - $10 Million
Mortenson demolished the existing building and built the infrastructure for the North Wynkoop development.

Parking Garage - $10 Million
The 1,700-stall parking garage is below Mission Ballroom and the Office/Retail Building. 

Mission Ballroom - $28 Million
The Mission Ballroom is a scalable, state-of-the-art concert venue that opened in summer 2019. The ballroom features a moving stage that provides flexible capacity from 2,200 to 3,950 guests, unrivaled sight lines via tiered rows, state-of-the-art sound and lights, and a large dance floor.

Office/Retail Building - $11 Million
This Pre-Engineered Metal Building (PEMB) is three stories, 90,000 square feet, and includes creative office space and ground-level retail.  

AEG Live TI Buildout - $1.6 Million
The AEG Live TI Buildout is a 15,300-square-foot office space with conference rooms, private and open office design, as well as a full break/kitchen area. This new, exciting area offers high ceilings with considerable natural light on all three sides and glass offices to make the best use of the natural light. The office space looks across at AEG’s new Mission Ballroom.
