Mortenson was selected by developer East West Partners to construct the Riverfront Park project, which consists of three structures located in the downtown Denver area: The Park Tower Condominiums (224,257 square feet), Park Place Lofts (176,000 square feet), and the Promenade Lofts (151,709 square feet). The Riverfront Park project was part of the first phase of downtown Denver's largest residential planning project, which now includes 14 structures. The Park Place Lofts, with 76 lofts, and the Promenade Lofts, with 66 units, are both 7-story structures with post-tension cast-in-place concrete frames and have a level of basement parking and first-floor retail space. The buildings' exterior skin is a combination of precast concrete, brick, cut stone, and casement windows. 

The Park Tower Condominiums consists of a 13-story steel frame structure with below-grade parking, first floor retail, and 55 condominium units. Park Tower is clad with a combination of precast, brick, cut stone, and casement windows. These condos resemble traditional homes, as opposed to open lofts, and will offer features such as formal dining rooms, libraries, etc. The largest condominium space will encompass more than 5,000 square feet.
