This project consists of a 40,000-square-foot interior fit-out of the 20th and 21st floors of an occupied high-rise office tower located at 555 17th Street in downtown Denver. In addition to open office space and conference rooms, amenities include an expansive kitchen and dining area with seating for large and small groups, private phone rooms, locker area, wellness and meditation rooms, and a game room with an arcade and foosball table. This Class A office project features high-end finishes throughout, as well as multiple modern art installations that reflect the local area.
As this project was designed and built during the COVID pandemic, flexibility was critical as demands for office space shifted and supply chains were constrained. To help align the budget, Mortenson utilized BLU54 to directly procure the lighting at a lower cost and collaborated with the design team to modify the mechanical package. During construction, needs were reevaluated and it was decided that approximately 75 percent of the 21st floor would be leased to another tenant, prompting changes to the design. To help offset final permitting delays, Mortenson secured an early start permit to begin demolishing the existing finishes and MEP and start work on the above-ceiling MEP, in-wall rough-in and framing. All-gender bathrooms were added to meet occupancy requirements. Mortenson self-performed the drywall.
To avoid disruption to other tenants, the team performed demolition during off-business hours, arranged for deliveries at 4:30am to not clog the shared freight elevator, and maintained the cleanliness of shared spaces such as the lobby, elevators, and loading docks.
