At 460,000 SF, Four106 is a 21-story Class-A office building atop eight (8) levels of below-grade parking. Its central location within Bellevue is a welcome addition to the increasingly vibrant and active Central Business District. Construction is underway, with the doors set to open in 2025.
Finely crafted architectural details and gleaming glass panels bring the outdoors in with natural light and a sense of openness to every floor of Four106. The building is designed to take advantage of the wide-open city, mountain, and water views. Flexible office floorplates designed to accommodate a variety of tenant needs will range from 20,850 RSF to 24,600 RSF, with an average size of 24,000 RSF.
Four106 will offer incredible amenities to promote overall tenant well-being, including a welcoming lobby with a living green wall, a public indoor/outdoor coffee bar, and fireside seating; a gym featuring high-ed equipment, bright west-facing views, spa-style luxury showers, and day-use lockers; as well as secure bike storage in the garage. The main entry’s outdoor plaza provides a generously extended workplace lobby environment that promotes outdoor connectivity. The building will also include on-site retail at the corner of NE 4th and 106th Ave NE, as well as additional adjacent activated retail, open for tenants and guests to relax, collaborate with their team, or grab drinks or a bite to eat.
The building will include easy and convenient parking access and approximately 715 parking spaces. Four106’s parking access also doubles as the access point for the ride-share drop-off along the enhanced pedestrian through-block connector at the south end of the site. This unique dedicated drop-off area will allow tenants quick access to and from the building while preventing street-level congestion. A secure 3-bay loading dock with direct access to mail delivery and the freight elevator will also help traffic flow.
